Not been on for some time but thought to share this as reflection of the industry, and debrief of course.......

Failed two propertys for a Landlord who stated he needed one done as tenants had environmental agency onto him.... failed on multiple points... no gas bonding, exported tncs, non earthed metalic conduit in garden, 40amp mcbs on rings, OCP issues on other circuits also...unidentified circuit, new socket non rcd, T&E on hot pipes.. exposed connector blocks..broken sockets... and the list goes on........ poor workmanship rather apparent all round also...

Other property okish but FCU in kitchen not secured and cant be without triping out property and has gaping hole where cable forced through for fan and informed not to carry out any work, no IP at all..... zone issue for bathroom rose which is broken also...

Can tell when people start to fumble things and looking to dodge obligations... next communication has cert for the other property, took 1.5hrs to do report passed for 6yrs (rental) apparently with glowing comments on install....

Bottom line is not written up report explanation yet, (report done on Friday), so see whats coming, tell him to go get his dodgy reports and forget payment but not ask for work again.... this is coming anyway so why waste my time further, already told him list of faults needing repaired so he's quids in of course.....

Apparently this means i dont know what I am doing and the 1.5hr report (?repairs?) specialist obviously does...

Glad I got the markets anyways.... I may yet go the way of some others and reduce my outgoings and work unregistered and forget indemnity insurance....

Fortunately I think this guy is cracking up a bit.... and my customers like this are pretty non-existent as a rule due to the way I work and contract.... this is a one-off as I allowed myself to be soft and do him a favour... (someone I know superficially).... Lesson learned again I guess....

Even if its your partner... contract and agree terms....

I gave up many moons ago Testit, trying to reason with Landlords and property developers as ..................

1. They never want to have the work done by a conscious contractor with only the tenants safety in mind and BS 7671 always think that they are being "Ripped a new one" as the previous Polish sparks always signed it of or gave a glowing report and passed it (prior to retuning home)
2. They take ................................................................................................ for ever to pay
3. They are money orientated greedy shiseters with only a return on investment being their only thought and not the rights or safety of tenants.

Testit

Just had a really naff landlord this week. Found out he had 3 inspections done on the same property. Started arguing with the unsatisfactory outcome I issued.

Had I known I was the fourth person to look at it, I would have not carried out the inspection.

Started arguing about the invoice. Basically gave up with arguing with him, cancelled the invoice & had to tell him to go away and not bother me again. Not worth the time and stress in chasing for the money.

The place was a real dump. A real mistake on my part. I should have smelt a rat when I scoped out the place to provide a 'quote' for the inspection work.

What is it with these landlords?

With the exception of the above, the other landlords I work for are fine. All are responsible and seem to be reasonably conscientious in regards to safety.
