I have never seen these before. Given that these are for a common stairwell area of a townhouse with 5 common hold tenants, they would remove the responsibility to test and my need to add test switches to (each?) light.

The current setup is 12" hanging brass lights, 4 x 14w cfls which provide enough light but are tired and need maintenance. I'm hoping to fit and forget these would they provide similar light level at a similar cost as they need to be on 24/7 or the 6 x pneumatic switches repaired and maintained. Given the present cost of 1kwh per day one visit will immediately overhaul annual charges.

What am I forgetting? Part L? The difficulty and cost of taking a switch line and permanent line to each point and decorating would be mammoth. Dusk till dawn or timer; I haven't the cores to make it work.

Lastly, do we even need EM lights? I assumed we do as this is a 5 storey HMO?

Forgive the rambling and jump in even if to show me a less ugly/cheaper option.

What determines when they self-test?
