i have been asked to do some periodic inspections on some estate agents and the client has asked for a pre inspection report.. can any one shed some light as to what to put in and what they are....

think im just having a thick moment and i have probably seen/done 1 before but hay..


any info would be great!

Would that be for some estate agents instead of on some estate agents ?
Not sure but maybe just go around with pen and notebook making out a snag list, could be they want a pre-report so that their clients won't have a heart attack. May save them of been shown up on a bad light. As long as you are paid, do as they ask.

But watch out at the same time they might serve as the basis for decision and action.

The true engineer should not separate his practical work of observation and computation from the writing of his account of it

what is a periodic inspection ?

Many people ask for a report on the condition of the installation but dont want to pay for the cert as the know it will be un satisfactory, they seem to think it will be cheaper if they find out what is wrong, pay to have faults put right and then ask you to give them a cert.. Plus that way the estate agents could say the property passed with no snags

Well around here some years ago some garages used to give cars a "Pre MOT".

Usually non MOT reg garages giving a visual and some "testing" as a guide as to what might fail an MOT or whether a pass was probable.

What sometimes happened in practice was that a customer would ask for one of these cut price thingys, maybe get some re medials done then take it to a proper MOT garage and get it MOTd only for it to fail. Their response would be "You can`t fail it! it`s had a pre MOT!"
LOL.

How your "Pre Periodic" stacks up against this I can only guess.

Is it a genuine attempt by the estate agents to get things brought up to standards or a meaningless PIR/EICR on the cheap?

The sceptic in me thinks the latter!

Do they mean just a Visual? (I gather the NICEIC have formalised them now).

As Andy mentioned NICEIC do a Visual Condition Report, quite useful in some circumstances I find,

they have also mentioned in an email ive had today about a risk report...

would that be similar to a risk assessment or an a document listing things that may become venerable when the system is being tested.. i.e computers servers ect..

Hmmm, visual inspection, pre eicr..
incomer - check
smell burning? check
obviously archaic board and switch gear - check
obviously changed board but not rest of installation - " it's got a new fuseboard innit..." - check
obviously changed fittings but not fuseboard - check
kitchen bodged, wires everywhere clipped direct, choccy block - check
That'll be £*amount charged for a normal eicr* half refunded on order of a full EICR - CHEQUE.....


Stops the tyre kickers....
